Administrators Appointed to Former Developer of Worcester’s Sherriff’s Gate Project
KR8 Advisory takes control of the original developer behind the £85 million residential scheme; current site operations remain unaffected.

Sheriff’s Gate Limited, the original developer of Worcester’s Sherriff’s Gate residential project, has entered administration, marking another setback for one of the city’s largest urban regeneration schemes. Matthew Mills and James Saunders of KR8 Advisory were appointed joint administrators on 7 October 2025, following an application by the holder of a qualifying floating charge. The appointment succeeds that of Leonard Curtis, which had been overseeing aspects of the case since November 2024.
The administration concerns the company responsible for the uncompleted phases two, three, and four of the mixed-use development, while the completed estate—comprising 213 build-to-rent apartments—was sold to Farlane Capital in April 2025 and continues to operate normally. The administrators said they are working with stakeholders to realise the company’s remaining assets and maximise recoveries for creditors.
Sheriff’s Gate Limited was originally behind the £85 million regeneration of a former industrial site near Worcester city centre, envisioned as a modern residential and commercial hub. Construction began in 2022 but encountered funding and delivery challenges amid rising construction costs and delays. Its subsequent sale to Farlane Capital ensured continuity for residents and suppliers, with local estate agency Nicol & Co confirming that 185 of the 213 apartments have already been leased, with full occupancy expected by year-end.
Tenants will not be affected.
